WITNESSETH, that the party of the first pan, in consideration of ten dollars ($10.00)
paid and other valuable consideration, the receipt and sufficiency of which are hereby

hereby grant and release unto the'party of the second part, the heirs or successors and assigns of

Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Sound Avenue, distant 968.63 feet
westerly from the intersection of the northerly side of Sound Avenue with the westerly side of
Cox Neck Road;
RUNNING THENCE along Sound Avenue the following 2 courses and distances:

westerly from an iron pipe marking the southwesterly comer of land now owned by Lorraine
Wolz;
RUNNING THENCE along the northerly side of Sound Avenue, south 80 degrees 07
minutes 50 seconds west, 15.74 feet;
THENCE north 06 degrees 29 minutes 16 seconds west, 20.21 feet;
THENCE north 13 degrees 08 minutes 23 seconds west, 20.17 feet;
THENCE north 03 degrees 45 minutes 22 seconds west, 54.35 feet to the land of Wolz;
THENCE along said land of Wolz south 21 degrees 40 minutes 30 seconds east 26.32
feet;
THENCE south 08 degrees 32 minutes 46 seconds east, 63.70 feet;
THENCE south 16 degrees 22 minutes00 seconds east, 24.75 feet to the northerly side of
Sound Avenue and the point and place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
