THIS INDENTURE, made the 9th day of January in the year 2013

WITNESSETH, that the party of the Fa'st pan, to whom letters testamentary were issued'by the Surrogate's Courl
of the Slate of New York for the County of Nassau on September 6, 2012, by virtue of the power and authority
given in and by said last will and testament and in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second pm, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying

York, bounded and described as follows
BEGINNING at the comer formed by the intersection of the west side of Betts Street with the northerly
side of East Road which said point is also the southeast comer of land of the Estate ofKurt Moebius;
RUNNING THENCE along said land of the Estate ofKurt Moebius (1) north 31 degrees 16 minutes
00 seconds west 199.64 feet; (2) south 65 degrees 34 minutes 40 seconds west 202.62 feet;
THENCE north 31 degrees 46 minutes 50 seconds west 100.00 feet;
THENCE north 75 degrees 22 minutes 40 seconds east 193.75 feet;

heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
tort will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before Using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
