N'ITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Nassau Point, Cutchogue, Town of Southold, Suffolk County, New York,
known and designated as part of Lot 196, on a certain map entitled, "Amended Map A of Nassau Point
Club Properties, lnc., situate on Nassau Point, Suffolk County, New York", filed on August t6, 1922 in the
Office of the Suffolk County Clerk as Map No. 156, and which part of lot is more particularly described as
follows:
BEGINNING at a monument on thc northwesterly side of Old Cove Road where the division line between
Lots 195 and 196 on the aforesaid map intersects Old Cove Road;
RUNNING THENCE from said point of beginning along the northwesterly side of Old Cove Road South
41 degrees 55 minutes 40 seconds West 106,98 feet to a point;
RUNNING THENCE North 49 degrees 51 minutes 00 seconds West 280.21 feet to an iron pipe and the
division line between Lot 200 and Lot 201 on the aforesaid map;
RUNNING THENCE along Lot 201 North 18 degrees 35 minutes 50 seconds East 73.0 feet to a
monument and Lot 195;
RUNNING THENCE along the division line between Lots 195 and 196 South 57 degrees 01 minute 00
seconds East 312.79 feet to a monument on the northwesterly side of Old Cove Road at the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor herein by deed dated
June 11, 1997 recorded in the Office of the Clerk of the County of Suffolk on June 20, 1997 in Liber
11836 at page 772.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party, of the first part, in compliance with Section 13 of'the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
