the Town of Southold, at East Cutchogue, County of Suffolk and State of New York, known and designated as and by the Lot
qumber 6 and the northerly half of parcel described as reserved for Road between Lot 6 and 7 on a certain Map entitled, "Map
3f Moose Cove at East Cutchogue", in the Town of Southold, County of Suffolk and State of New York, prepared by Otto W.
Van Tuyl & Son, from surveys completed June 14, 1960 and filed in the County Clerk's Office of Suffolk on August 30, 1960
is Map Number 3230 and which said Lot and described parcel when taken together are bounded and described as follows:
BEGINNING at a point on the Easterly side of Deerfoot Path, distant 798.30 feet Southerty from an intersection of the
goutherly side of Eugene's Road with the Easterly side of Deerfoot Path, which point of beginning intersects with the
gouthwesterly coruer of Lot Number 5;
RUNNING THENCE from said point of beginning, North 76 degrees 50 minutes 20 seconds East, 125,00 feet to the land of
Tooker and Reeve',
RUNNING THENCE along the Westerly side of last mentioned land, South L 3 degrees 09 minutes 40 seconds East, 185.00
feet;
RUNNING THENCE South 76 degrees 50 minutes 20 seconds West, 125.00 feet to thc Easterly side of Deerfoot Path;
RUNNING THENCE along said Easterly sidc of Deerfoot Path, North 13 degrees 09 minutes 40 seconds West, 185.00 feet to
thc point or place of BEG INNING.
BEING AND INTENDED TO BE the same premises described in Deed to the Grantors herein dated November 29, 2006,
recorded .lanuary 5, 2007 at Liber 12486, cp 97.
TOGETHER with all right, title and interest, if any, of the party of the first pan in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of
the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party
of the second pan, the heirs or successors and assigns of the party of thc second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pan, in compliance with Section 13 of the Lien Law, covenants that the party of the first pan will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
