and Son. Licensed Land Surveyors, Greenport, New York," and filed in the Office of the Clerk of the County of
Suffolk on October 26, 1961 as Map No. 3444, same being more particularly bounded and described as follows:
BEGINNING at a point along the Northerly side of North Sea Drive, a distance of 475.38 feet (Deed) (467.38
feet Filed Map and Survey) Easterly from the corner formed by the intersection of the Easterly line of Ryder
Farm Lane with the Northerly side of North Sea Drive;
RUNNING THENCE North 11 degrees 23 minutes 40 seconds West, 140.94 feet;
THENCE North 77 degrees 30 minutes 00 seconds East, 145.00 feet;
THENCE South 9 degrees 07 minutes 00 seconds East, 133.77 feet;
THENCE South 74 degrees 29 minutes 30 seconds West, 140.00 feet to the point or place of t~EGINNING.
TOGETHER with an easement of Right of Way in common with all other owners of all other lots on said Map in
over and upon the streets and paths shown on said Map and on map entitled, "Map of Orient by the Sea,
Section 1" for all ordinary purposes of ingress and egress to Main Road and to the beach and waterfront
designated Reserved Property Owners Beach located on Northeast corner plot on map entitled, "Map of Orient
by the Sea, Section 1 ."

by deed dated 0913012005 and recorded 12/2812005 in the County of Suffolk in Liber 12427 on page 781 .'
abutting the above described premises to the center lines thereof; TOGETHER with the appudenances and all
the estate and rights of the pady of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second pad forever.
AND the party of the first pad covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any pad of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
