WITNESSETH, that the party of the first part, in consideration often dollars and other valuable consideration paid by the party of
the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of
the second pan forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in thc
Town of Southold, County of Suffolk and'State of New York, being Lot No. 3 on a certain map
entitled "Deep Hole Creek Estates", filed in the Office of the Clerk of the County of Suffolk on
January 28, 1965, as Map No. 4256.
SAID premises being known as 1900 Theresa Drive, Mattituck, New York 11952.
BEING AND INTENDED TO BE THE same premises conveyed to thc party of the first part
by deed dated March 18, 1977, recorded in Liber 8208 Page 331 on March 22, 1977, in the Office
of the Clerk of the County of Suffolk.
TOGETHER with all right, title and interest, if any, of the party of the firs! part in and to any su'cets and roads abut.ting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and fights of the~any of the
first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the secofid pan, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the paymenl of the cost of the improvement before
using any pan of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the fin'st pan is seized of the said premises in fee simple, and
has good right to convey the same; that the party of the second part sha~qaiefly enjoy the said premises; that the said premises are
f~e from incumbrances, except as aforesaid: that the party of the firs~a~ will execute or procure any further necessary assurance
of the title to said premises; and lhat said party of the first part will for~ver warrant th~ rifle loj~d premises.
