BURTCH CURRAN, residing 140 Bailie Beach Road, Mattituck, New York 11952, party of the first part, and
FRANCIS PATRICK CURRAN, residing at 140 Bailie Beach Road, Mattituck, New York 11952, party of the second
part,
WITNESSETH, that the party of the first part, in consideration orS 10.00 (Ten and 00/100 dollars) paid by the party of
the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot Number 16 on a certain map entitled, "Map of Honeysuckle Hills" at
Mattituck, filed in the Suffolk County Clerk's Office on October 16, 1981 as Map Number 7019, said Lot being more
particularly bounded and described as follows:
BEGINNING at the corner formed by the intersection of the northerly side of Bailey Road (Reeve Avenue) (Bailie
Beach Road) with the westerly side of Sound View Avenue;
RUNNING THENCE from said point or place of beginning along the northerly side of Bailey Road (Reeve Avenue)
(Bailie Beach Road), South 68 degrees 18 minutes 30 seconds West 161.28 feet to the Reserved Area "C" Park and
Recreation Area as shown on the aforesaid map;
RUNNING THENCE along said last mentioned land, North 2 !, degrees 41 minutes 30 seconds West 179.55 feet to the
division line between lots 16 and 17;
RUNNING THENCE along said last mentioned division line, North 76 degrees 25 minutes I 0 seconds East 185.00 feet
to the westerly side of Sound View Avenue;
RUNNING THENCE along the westerly side of Sound View Avenue, South 13 degrees 34 minutes 50 seconds East
155.00 feet to the corner first above mentioned at the point or place of BEGINNING.
Said premises being the same premises conveyed to the party of the first part dated February 23, 2010 and recorded
in the Suffolk County Clerk's office on March 9, 2010 in Liber 12618,
Said premises commonly known as 140 Bailie Beach Road, Mattituck, New York 11952.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shah
be construed as if it read "parties" when ever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above written.
