WITNESSETH, that the party of the first part to whom letters of administration were issued to the party of the first part
by the Surrogate's Court, SUFFOLK County, New York, on JUNE 1 I, 2012 and by virtue of the power and authority given by
Article I 1 of thc Estates, Powers and Trusts Law, and in consideration of

paid by the party of the second part, docs hereby grant and release unto the party of the second part, the distributees or successors
and assigns of the party of the second part forever,
/KLL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
at Cedar Beach Park, in the Town of Southold, County of Suffolk and State of New York, known and designated as Pict 124 on a
certain map entitled "Subdivision Map Cedar Beach Park, situated at Bayview, Town of Southold, New York, surveyed and
certified by Otto W. Van Tuyl, Engineer and Surveyor" and filed in the Office of the Clerk of the County of Suffolk as Map No. 90,
Said premises being particularly bounded and described as follows:
BEGINNING at the northwesteriy coruer thereof at a monument set at the point of intersection of the southerly side of West
Lake Road with the easterly line of Lot No. 125 as shown on the above mentioned filed map, said monument being distant as
measured along the southerly side of West Lake Road 84.38 feet easterly fi.om the easterly side of Peconic Bay Lane; running
thence from said point or place of beginning South 67 deg. 25' 20" East along the southerly side of said West Lake Road 100 feet to
a monument set in the northwesterly comer of Lot No. 123 as shown on the above mentioned filed map; running thence South 21
deg. 14' 40" West along the westerly line of said Lot No. 123, a distance of 126.5 feet to the existifig bulkhead erected along Little
Peconic Bay; mnnlng thence along said bulkhead North 67 deg. 25' 20" West a distance of 100 feet to the easterly line of the
aforesaid Lot No. 125; running thence north 21 deg. 14' 40" east along the easterly line of said Lot No. 125 a distance of 126.5 feet
to the monument at the point or place of BEGINNING.
Together with alt the right, title and interest of the party of the first part of, in and to the land lying southerly of thc southerly
boundary of the premises as above described and between the same and thc ordinary highwater mark of Little Peaoaic Bay, being
bounded westerly by the extension southerly in a straight line of thc westerly boundary of the premises as above desribed and
easterly by the extension southerly of the easterly boundary of the premises as above described.
Together with all the right, title and interest, if any, of the party of the first part of, in and to the waters and land under the
waters of Little Peeonie Bay lying in front of and adjoining the above described premises on the south.
Together with all thc right, title and interest, if any, of the party of the first part of, in and to West Lake Road, 33 feet wide,
lying in front of and adjoining the above dusribed premises on the north to the center line thereof, including an easement for ingress
and egress over and upon the same for its entire width and distance, and also over all streets, reads, drives, and lanes as laid down
on the above mentioned filed map; and uti the right of ingress and egress in and to any of the inlets, basins, or harbors on said map
and the right to moor a boat or boats in Cedar Beach Harbor.
Together also with the fight to which is to mn with the land to use and enjoy in common with others enjoying similar rights
and privileges those portions of cedar beach park which have been or may hereafter be set aside for community purposes subject to
rights, reservations, rules and regulations of record.
Being and intended to be the same premises as conveyed to the party of the first part by deed datrd March 22, 1965 and
recorded in the Office of the Clerk of Suffotk County in Libcrt 571 g, Pages 317-319.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent
' had at the time of decedeat's death in said premises, and also the estate therein, which the party of the first part has or has power to
convey or dispose of, whether individually, or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the parry of
the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that thc party of the first part has not done or suffered anything whereby the said premises
have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
