THIS INDENTURE, made the 28th day of December, 2012
BETWEEN
JANE J. KRUPSKI, as surviving tenant by the entirety of Stanley W. Krupski, who died a resident of
Suffolk County, New York on 2/1/99, residing at 26155 Route 48, RR#2, Cutchogue, New York 11935
party of the first part, and
TERESA ANN SIEJKA, residing at 1285 Kenney's Road, Southold, New York 11971, party of the second
part,
WITNESSETH, that the party of the first part, in consideration of Ten and O0/100--($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL' that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at or near Peconic, Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the northerly line of Middle Road (C.R. 27) at the southwesterly corner of the
premises herein described and the southeasterly corner of land of Shalvey; running thence along said land
North 44 degrees 11 minutes 30 seconds West, 314.70; thence along other land of WJK, LLP and others
two (2) courses and distances as follows: (1) North 68 degrees 40 minutes 30 seconds East, 300.00 feet;
(2) South 44 degrees 11minutes 30 seconds East, 314.70 feet to the northerly line of Middle Road (C.R.
27); running thence along said line South 68 degrees 26 minutes 13 seconds West, 16'2.43 feet; thence
continuing along said line on a curve to the right having a radius of 7579.44 feet, a distance of 137.58 feet
to the point or place of BEGINNING.
BEING AND iNTENDED TO BE the same premises conveyed to the party of the first part and her
husband by deed dated 1/28/75, recorded 2/8/75 in Liber 7791 page 559.
RESERVING to the party of the first part a life estate in the premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose: The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so require~,, .
