WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors'

ALL that certain plot,piece or parcel of land, with the building and improvements thereon erected, situate, lying and
beingiaibm at Bayview, Town of Southold, County of Suffolk, State of New York, known
and designated as and by Lot #16 on a certain map entitled, "Map of Terry Waters at
Bayview, Town of Southold, Suffolk County, NY" and filed in the Office of the Clerk
of the County of Suffolk on December 29th, 1958, as Map #2901, bounded and described
as follows:
DIST: BEGINNING at the point on the southerly side of Rambler road at the division line
SFkMON: between Lots 15 and 16 on the above mentioned map;
BLOCK:
LOT.. RUNNING THENCE from said point of beginning in an easterly direction along the arc
of a curve having a radius of 325 feet, a distance of 113.45 feet;
THENCE south 22 degrees 38 minutes 40 seconds west, 150.00 feet;
THENCE westerly along the arc of a curve having a radius of 175.0 feet, a distance
of 61.09 feet to the division line between Lots 16 and 15, on above mentioned map;
THENCE along said division line, north 2 degrees 38 minutes 40 seconds east, 150.00
feet to the point or place of BEGINNING.
TOGETHER with an easement for ingress and egress over and upon Watersedge Way, Long
View Lane and Rambler road for their entire distance a shown and laid out, 50 feet
wide throughout, on said abovementioned filed map.
TOGETHER with *the right to use in common with other lot owners the area known as
Lot #8 and the area adjoining next southerly thereto to the extent of 80 feet, more
or less, being the northerly 80 feet of the parcel designated on siad filed map as
"Community Park and Beach (residents only)".
TOGHETHER with the right to use in common with lot owners (said right being only for
the benefit of the above described premises) for bathing and recreational purposes,
the southerly 300 feet, more or less, of the parcel designated on the abovementioned
filed map as "Community Park and Beach (residents only)".
SUBJECT TO the restricions set forth in a declaration made and recorded on
September 8, 1958, in the Suffolk County Clerk's Office in Liber 4508 cp 380.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor herin by deed
dated March 24, 1987, and recorded in the Suffolk County Clerk's Office on
April 1, 1987, in Liber 10284 cp 264.
