QUITCLAIM DEED
THIS INDENTURE, made as of the 23ra day of December, 2012
BETWEEN
JOANN B. WALKER, residing at 880 Fifth Avenue, PHE, New York, New York
10021, party of the first part, and
SOUTHOLD HOUSE LLC, a New York limited liability company, having its
principal address and place of business at 290 Town Harbor Terrace, Southold, New York
11911, party of the second part.
WITNESSETH:
That the party of the first part does hereby remise, grant, release and quitclaim
unto the parties of the second part, and to its successors and assigns forever:
All fight, title and interest which the party of the first part now has, holds and
possesses in and to that certain plot, piece or parcel of land, with any buildings and
improvements thereon, more particularly described on Schedule "A" attached hereto and made a
part hereof.
Said premises known as and by Section 66, Block 1, Lot 33, on the Suffolk
County Land Tax Map; said premises also known by the street address of 290 Town Harbor
Terrace, Southold, New York.
Being and intended to be the same premises conveyed to the party of the first part
by deed dated June 26, 2002, recorded July 15, 2002, in Liber 12197, at page 218.
TOGETHER with all right, title and interest, if any, of the parties of the ftrst part
in and to any streets and roads abutting the above described premises to the center lines thereof.
TOGETHER with the buildings, improvements, ways, woods, waters,
watercourses, rights, liberties, privileges, hereditaments and appurtenances to the same belonging
to or in any way appertaining; and the reversion and reversions, remainder and remainders, rents,
issues and profits thereof, and every part and parcel thereof, and also all the estate and rights,
title and interest, use, possession, property, claim and demand in and to the said premises which
the party of the first part has or has power to convey or dispose of, by virtue of the said Will or
otherwise unto the party of the second part.
TO HAVE AND TO HOLD the premises herein granted, together with
appurtenances, unto the part of the second part, and its successor and assigns, forever.

Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southerly line of a private right of way known as Town
Harbor Terrace where same is intersected by division line between the premises herein
described and land now or formerly of II. J. Fisher adjoining on the West, which point is
marked by a monument and is distant 277 and 85/100 fee easterly measured along the
southerly line of said private fight of way l?om the comer formed by the intersection of
the easterly side of Town Harbor Lane with the southerly side of said private right of way;
RUNNING THENCE easterly along the southerly side of said private right of way along
the are of a curve beating to the left having a radius of 971.29 feet, a distance of 150 and
58/100 feet to land now or formerly Thomas F. Daly, ,Ir.;
THENCE along said land of Daly, South 48 degrees 10 minutes 00 seconds East, 352.00
feet to ordinary highwater mark of Little Peeonlc Bay;
THENCE westerly along said ordinary highwater mark of Little Peconic Bay on a tie line
eom'se and distance of South 41 degrees 05 minutes 30 seconds West; 149.88 feet to land
now or formerly of ri. J. Fisher;
THENCE along said land of H. J. Fisher, North 48 degrees 08 minutes 40 seconds West
and passing thru a monument 339.99 feet to the southerly line of the private fight of way
known as Town Harbor Terrace at the point or place of BEGINNING;
TOGETHER with the non-exclusive right forever at all times to the party of the second
part; their heirs and assigns and the occupants or grantees of said premises and they and
their servants and all other persons for them to their use, benefit or advantage to pass and
repass on foot or with vehicles over said private road herein before mentioned and called
Town Harbor Terrace.
