BARGAIN AND SALE DEED
THIS INDENTURE, made as of January/[ th 2013, between Michael C. Widener, Sr., and
Kathleen Anne Widener his wife, having an address at 190 Great Pond Way, Southold, NY 11971
(referred to herein as "Grantor"), and Todd Hamilton and Mary Hamilton his wife, having an address
at 4 Rose St., B1-2A, Oceanside, NY 11572 (referred to herein as "Grantee").
WITNESSETH, that Grantor, in consideration ofTen Dollars and other valuable
consideration, the receipt and sufficiency of which hereby are acknowledged, do hereby grant'and
· release unto Grantee, its heirs, executors, administrators, successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Village of Southold, Town of Southold, the County of Suffolk, and the
State of New York, being more particularly described in Exhibit A-1 attached hereto and made a part
hereof,
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads abutting
said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantors in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and his heirs,
executors, administrators, successors and assigns forever.
Grantor is the owners of said premises.
Grantor covenants that Grantor has not done or suffered anything whereby said premises
have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that it will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement before using any part of
the total of the same for any other purpose.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold'~and State of New York,
bounded and described as follows:
BEGINNING at a point on the northwesterly side of Great Pond Way distant southwesterly 124.83 feet from the extreme
southerly end of the curve which connects the southwesterly line of a Private Road (50 foot wide) and the northwesterly
side of Great Pond Way;
RUNNING THENCE Southwesterly along said northwesterly side of Great Pond Way;
t. South 45 degrees 11 minutes 40 seconds West, 128.94 feet; and
2. Along the arc of a curve bearing to the left having a radius of 200.00 feet and a distance of 27.60 feet;
THENCE North 44 degrees 48 minutes 20 seconds West, 191.07 feet to land now or formerly of Louis and Helen
Lombardi;
THENCE North 42 degrees 14 minutes 10 seconds East, along said land now or formerly of Louis and Helen Lombardi
and later along land now or formerly of John McCarvill, 156.67 feet;
THENCE South 44 degrees 48 minutes 20 seconds East, 197.26 feet to the northwesterly side of Great Pond Way and the
