BETWEEN
JEAN SANTANIELLO, residing at 42 Oakley Place, Staten Island, New York, as Executrix of the last will and
testament of
SANDRA SANTANIELLO a/k/a SANTA SANTANIELLO, who died a resident of Kings County on January
19, 2012, Surrogate File # 2012-1511 who resided at 285 Carroll Street, Brooklyn, New York,
party of the first part, and
LETICIA SANTANIELLO, as Trustee of The Santaniello Family Irrevocable Trust, of 285 Carroll Street,
Brooklyn, New York,
party of lite second part,
WITNESSETH, that the party of the first part, in consideratior~ often Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of
Suflblk and Slate of'New York, bounded and described as follows: Lot No. 78 on a certain map entitled, ~Map
of Cleaves Point, Sec. No. 3" and filed in the Office of the Clerk of the County of Suffolk on June 14, 1966 as
map No. 4650, being more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Wiggins Lane distant 312.93 feet measured
southwesterly along the northwesterly side of Wiggins Lane from the corner formed by the intersection of the
northwesterly side of Wiggins Lane with the southwesterly side of Maple Lane; RUNNING THENCE South 66
degrees 39 minutes 50 seconds West along the northwesterly side of Wiggins Lane, 100 feet; THENCE South 23
degrees 20 minutes 10 seconds West, 125 feet; THENCE North 66 degrees 39 minutes 50 seconds East, 100 feet;
THENCE South 23 degrees 20 minutes 10 seconds East, 125 feet to the norfllwesterly side of Wiggins Lane at the
point or place of BEGINNING.
SAID PREMISES being known as and by 1085 Wiggins Lane, East Marion, New York.
Being the same promises conveyed to the parties of the first part by deed dated February 10, 2003 and recorded
February 20, 2003 in Liber 12236 Page 173.
TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part; the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as foresaid.
AND the party of the first part, in compliance with section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and wilt apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose. The word ."party" shall be construed as if it read
"parties" whenever the sense of this indenture so requires.
