THIS INDENTURE, made the 18th day of December, 2012,
BETWEEN MARIKA M. PAPAS, residing at 37-19 78th Street, Jackson Heights, New York 11372,
party of the first part, and
HELEN KAVALIS and CALIOPE PAPAS, as Co-Trustees of the MARIKA M. PAPAS FAMILY TRUST
U/T/D December 18, 2012, with an address of 37-19 78th Street, Jackson Heights, New York 11372,
party of the second part,
consideration
WITNESSETH, that the party of the first part, in NO CONSIDERATION paid by the party of the second
part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being near Greenport Village, Town of Southold, County of Suffolk and State of New York and described
as Lots 57 and 61 on a certain map entitled, "Map of Eastern Shores at GreenpoW', filed in the office of the Clerk
of the County of Suffolk on April 27, 1964, as Map No. 4021.
TOGETHER with beach rights and access thereto as described in grant made by H.J.S. Land & Development Corp.
and JM.S. Land & Development Corp. to Eastern Shores, Inc. dated the 17th day of March, 1965, and recorded in
the Suffolk County Clerk's office on March 18, 1965, in Liber 5716 at page 16.
BEING AND INTENDED to be the same premises as conveyed to }>arty of the First Part by Deed dated October
25, 2004 and recorded in the Office of the Clerk of Suffolk County on November 17, 2004 in Liber 12355 at page
452.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the parly of the first part in and to said
premises;
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenanls that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
1o the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
