THIS INDENTURE, made December[q, 2012 among TOSCA REALTY, LLC,
having aa address at 235 Huckleberry Hill Road, East Marion, New York 11939 (hereinat~er
referred to as "Grantor"), and JOHN LOSCALZO AND INGRID A. LLOVERA, Husband and
Wife, having an address at 96 Gaynor Avenue, Manhasset, New York 11030, hereinafter referred
to as "Grantee").
WITNESSETH, that Grantor, in consideration of TEN AND 00/100 ($10.00)
DOLLARS and other valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, does hereby grant and release unto Grantee and the heirs, executors, administrators,
legal representatives, successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, situate, lying and
being at East Marion, Town of Southold, Suffolk County,
State of New York, being more particularly described in
Exhibit "A" attached hereto and made a part hereof,

Grantor in and to any streets and roads abutting the above

TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
BEING and intended to be the same premises conveyed to
Grantor by deed from Anthony Scarmato, dated February l 2,
2008 and recorded March 13, 2008 in Liber 12543 Page 881 in
the Office of the Suffolk County Clerk.
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, successors and assigns of Grantee forever.

BEGINNING at a monument on the Southerly side of Huckleberry Hill Road, distance 58.88
feet Southwesterly when measured along the Southerly side of Huckleberry Hill Road from a
monument situate at the corner formed by the intersection of the Southerly side of
Huckleberry Hill Road with the Southwesterly side of Bay Avenue, said point of beginning
being where the Northwesterly line of the hereinafter described premises and the
