SCHEDULE A
ALL that certain plot, piece or parcel of land, situate, lying and
being in Orient, Town of Southold, County of Suffolk, State of New
York, known and designated as and by the Lot Number 1 on a certain
map entitled "Map of Final Plat of Patrick Guadagno" which map was
filed in the Office of the Clerk of Suffolk County on March 23, 2012
as Map Number 11850.
SCTM: 1000 - 027.00 - 01.00 - 002.001
SUBJECT TO the Grantor's reservations as follows:
1. No structure shall be built on the premises having vinyl,
plastic, asbestos or aluminum siding or trim of loud colors.
2. Any fence shall be wood (excepting an approved deer
fencing) with a natural finish or of a style and color selected to
enhance or complement the architectural character of the home.
3. Outdoor clotheslines, outdoor storage or commercial
vehicles, mobile homes, and/or campers are prohibited.
4. Above ground pools are prohibited.
5. No animals, domestic or otherwise, shall be kenneled or
housed outdoors.
6. Structures of a temporary character will be removed within
7 days of being erected. This is not intended to restrict customary
recreational equipment or children's play structures.
7. Exterior lighting is to be of a type and arrangement so as
to minimize adverse offsite impacts on surrounding properties and
use "dark sky" fixtures where practical (except where safety
dictates otherwise, such as the main entrance of the house).
Underwater pool lighting is exempted.
8. Ail covenants and restrictions contained herein shall
terminate and expire upon any transfer by the Grantor/Patrick
Guadagno of the premises known as Lot No. 2 on the aforementioned
subdivision map.
