W. Van Tuyl, Professional Engineer and Land Surveyor, Greenport, N.Y." which said map was
filed in the Suffolk County Clerk's Office on November 28, 1927, as Map number 859, said
premises being more particularly bounded and described as follow;;:
BEGINNING at a monument set on the southerly side of Wells Avenue at the Westerly corner of Lot
#10 on said map; running thence �5 degrees 45 minutes East, a distance of 254 feet, more or less, to
the ordinary high water mark of-Jockey Creek; running thence in a general southwesterly direction
along said ordinary high water mark of Jockey Creek to the southeasterly corner of Lot #8 on said
map; running thence North 21 degrees 00 minutes West, a distance of 293 feet, more or less, to a
monument on the southerly side of Wells Avenue; running thence North 66 degrees 30 minutes East,
a distance of 70 feet, along the southerly side of Wells Avenue to the point or place of beginning.
TOGETHER with all the right, title and interest of the party of the first part, if any, in and to the
beach, waters and lands under water of Jockey Creek in front of and adjacent to said premises.
TOGETHER with all the right, title and interest of the party of the first part, if any, in and to Wells
Avenue, in front of and adjacent to the saii premises.
BEING AND INTENDED to be the same deed conveyed to the party of the first part by deed dated
October 18, 1990 and recorded in the Clerk's Office Nassan'County on October 24, 1990 in Deed

SUBJECP TO a life estate reserved on behalf of the grantor, CARL E. VAIL.
TOGI':HER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and 'ill the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
