TURRENTINE, 79 Greenley Road, New Canaan, Connecticut 06840, as tenants in common, each with an
undivided one-half (~) interest in the one-eighth (1/8) interest being conveyed hereby,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Sixty Thousand Dollars ($60,000) paid by the party
of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever, his undivided one-eighth (118) interest in and to
All those certain plots, pieces or parcels of land, with the buildings and improvements thereon erected, situate, lying
and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the undivided one-eighth (1/8) interest of the party of the first part in.the same
premises conveyed to the party of the first part and others by the following three deeds from Walter F. Torrance,
Jr.: (i) deed dated December 23, 1993 and recorded in the Office of the Clerk of the County of Suffolk on
December 30, 1993 in Liber 11658 page 289; (ii) deed dated March 22, 1994 and recorded in the Office of the
Clerk of the County of Suffolk on March 30, 1994 in Liber 11670 page 574; and (iii) deed dated May 15, 1995 and
recorded in the Office of the Clerk of the County of Suffolk on June 2, 1995 in Liber 11727 page 606.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any Streets and r~ds
abu[ting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AN D TO HOLD'the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of-the s, econd'part
forever. . '
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid. ,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the rig ht to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any par~ of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southotd, Suffolk County, State of
New York, particularly bounded and described as follows:
PARCEL 1:
A certain piece or parcel of property, together with the buildings standing thereon, more particularly described in a certain
deed of George W. Roberts and Nellie A. Roberts, both of Hartford, Connecticut, to David Torrance, of Derby, CT, said
being dated October 9, 1885, and recorded in the Suffolk County Clerk's Office in Book 291 of Deeds, Page 41 I.
PARCEL I1:
A certain lot, piece or parcel of land bounded and described as follows:
BEGINNING at the southeast comer of property of Homan B. Porter, conveyed by deed dated August 2, 1919, eleven and
eight-tenths (I 1.8) feet North from a large boulder on the westerly side of Sterling Street. From this point the line extends
southerly eleven and eight-tenths (11.8) feet to the large boulder at an angle in Sterling Street;
Thence the line deflects to the right 20 degrees 0 minutes and extends a distance of twenty (20.0) feet along Sterling
Street to a mere stone;
Then the line deflects to the right 97 degrees 33 minutes and extends a distance of seventy-five (75.0) feet to a mere
stone;
Then the line deflects to the right 74 degrees 30 minutes and extends a distance of thirty-one and five- tenths (31.5) feet
to a mere stone;
Then the line deflects to the right 104 degrees 37 minutes and extends a distance of seventy-five (75.0) feet along the
southerly line of Roman B. Porter to the point of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
