THIS INDENTURE, made the /7 day of December, two thousand twelve,

WITNESSETH, that the party of the first part, in consideration of One Hundred Sixty-Six Thousand Dollars
($166,000) paid by the patty of the second part, does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever, her undivided one-fifth (1/5) interest
in and to
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Fishers island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at a point on the easterly line of Hedge Street, said point being located North 01 degree 27 minutes
10 seconds East, 124.8 feet from a stone monument at an angle in said street line, said stone monument being
located 2035.26 feet North of a point which is 417.80 feet West of another monument marking the United States
Coast and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE along said street line North 01 degree 27 minutes 10 seconds East, 70.0 feet;
THENCE North 74 degrees 29 minutes 00 seconds East, 159.55 feet to another stone monument;
THENCE continuing on the same line extended, a distance of about 27.3 feet to the shore of Great Harbor, abutting
northerly on land now or formerly of Anne Bushnell;
THENCE southerly along the shore of said Harbor, about 76.5 feet to land now or formerly of Doyen;
THENCE South 76 degrees 58 minutes 00 seconds West, about 187.2 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the undivided one-fifth (115) interest in and to the same premises conveyed to the
party of the first part and others by deed from Hedge Street LLC dated December ,2012 and intended to be
recorded in the Office of the Suffolk County Clerk immediately prior to the recording of this deed, the said Hedge
Street LLC having acquired title to said premises by deed, dated November 17, 2008 and recorded in the Office
of the Suffolk County Clerk on March 26, 2009 in Liber 12583 page 900.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETH ER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AN D TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
