WITNESSETH, that the party of the first part, without consideration paid by the party of the second part, does
hereby grant and release unto the pady of the second pad, the heirs or successors and assigns of the party of the
second part forever,
ALL those certain plots, pieces or parcels of land, with the buildings and improvements thereon erected, situate,
lying and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more
particularly bounded and described as set forth on Schedule A hereto as Parcel I and Parcel I1.
BEING AND INTENDED TO BE, in the case of Parcel I described on Schedule A hereto, the same premises
conveyed to the party of the first part by deed recorded in the Office of the Suffolk County Clerk on January 26,
2005 in Liber 12368 page 155 and, in the case of Parcel II described on Schedule A hereto, the same premises
conveyed to the party of the first part by deed recorded in the Office of the Suffolk County Clerk on January 26,
2005 in Liber 12368 page 157.
SUBJECT TO, in the case of Parcel II described on Schedule A hereto, Grant of Easement recorded in the Office
of the Suffolk County Clerk on October 27, 2009 in Libor 12604 page 413.
TOGETHER with att right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereo, f; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party o.f. the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid,

BEGINNING at a point on the Southwesterly line of Mansion House Drive atthe Northeasterly
corner of land now or formerly of Helen K. Stueber, said point being 4011.11 feet North of a
point which is 1964.99 feet West of a monument.marking the United States Coast and
Geodetic SUrvey Triangulation Station "PROS"; and
THENCE running along said road line North 20 degrees 15 minutes 30 seconds West 170.71
feet;
THENCE South 62 degrees 55 minutes 00 seconds West 110.00 feet;
THENCE South 15 degrees 03 minutes 00 seconds West 117.23 feet;
