ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed, dated October

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads

granted unto the party of the second part, the heirs or successors and assigns of the party of the second part

AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the

ALL that lot or parcel of land, in the Town of Southold, Suffolk County, State of New York,
being a part of that portion of Fishers Island formerly belonging to Fishers Island
Corporation (which portion is sometimes referred to as the "Park") lying easterly of the
following line, viz.:
BEGINNING at the southeasterly corner of land owned by the United States, known as the
Fort H.G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean and running thence northerly following the East boundary of
the said land of the United States to the southerly line of East End Road (sometimes called
Oriental Avenue) and which point is the northeasterly corner of land of the United States,
thence crossing the East End Road and following the same course as the last to the shore
of West Harbor or Fishers Island Sound, said lot or parcel of land being bounded and
described as follows:
BEGINNING at a stone monument set on the northeasterly side of a road thirty feet wide,
said monument being 605.16 feet East of a point which is 31.21 feet South of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station "East End
2" (which said "East End 2" monument is located on the summit of the highest hill East of
East Harbor on Fishers Island, New York and lies South 54 minutes West of Latimer Reef
Light in Fishers Island Sound); and
RUNNING THENCE along the northeasterly side of said road North 45" 28' 40" West,
46.07 feet to a stake marking a point of curve to the right whose radius is 129.93 feet and
the direction of whose radius at that point is North 44" 31' 20" East;
THENCE northerly, still along the northeasterly side of said road (and following the arc of
said curve), 67.96 feet to a stake marking a point of curve to the right whose radius is
70.09 feet and the direction of whose radius at that point is North 74' 29' 20" East;
THENCE northerly along the easterly side of said road (and following the arc of said
curve), 38.96 feet to a stake;
THENCE still along the easterly side of said road North 16° 20' 20" East, 130.30 feet to a
stake marking a point of curve to the right whose radius is 42.15 feet and the direction of
whose radius at that point is South 73° 39' 40" East;
THENCE northeasterly, still along the easterly side of said road (and following the arc of
said curve), 49.43 feet to a stake set at the intersection of said road with the southerly side
of another road forty feet wide;
THENCE along the southerly side of said road North 83° 32' 10" East, 13 feet to a stake
marking a point of curve to the right whose radius is 532.54 feet and the direction of whose
radius at that point is South 06° 27' 50" East;
THENCE easterly, still along the southerly side of said road (and following the arc of said
curve), 115.20 feet to a stake;
THENCE still along the southerly side of said road South 84° 04' 10" East, 75 feet to a
stake;
THENCE South 03° 54' 50" West, 160.29 feet to a stake;
THENCE South 14° 29' 50" East, 142.92 feet to a stake;
THENCE South 86° 24' 20" West, 139.11 feet to a stake;
THENCE North 83° 37' 50" West, 73.17 feet to a stake;
