WITNESSETH, that the party of the first part, without consideration paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Fishers IsLand, Town of Southol~, County of Suffolk and State of New York, being more padicularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed, dated October
22, 1981 and recorded in the Office of the Suffolk County Clerk on November 6, 1981 in Liber 9096 page 569.
TOGETHER with at[ right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETH ER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO H OLD the premises herein
granted unto the party'of'the second part, the heirs or successors and assigns o,f the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

BEGINNING at a stone monument on the northerly side of a road, said monument being
located 1260.24 feet South of a point which is 2628.22 feet West of another monument
marking the United States Coast and Geodetic Survey Triangulation Station "East End 2"
(which said "East End 2" monument is located on the summit of the highest hill East of
East Harbor on Fishers Island, New York, and lies South 00 degrees 54 minutes West of
Latimer Reef Light in Fishers Island Sound); and
RUNNING THENCE along said road tine South 89 degrees 59 minutes East, 62.40 feet
to a drill hole in a boulder;
THENCE North 17 degrees 59 minutes West, 101.59 feet to another monument;
THENCE North 29 degrees 29 minutes East, 103.76 feet;
THENCE North 06 degrees 01 minute East, 106.71 feet to another monument at the shore
of Fishers Island Sound
THENCE following the meanders of said shore line on the following five (5) courses: (1)
