TOGETHER with all right, title and interest, if any, of the party of the first part in and to any snub and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigrw of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said
premises in fee simple, and has good right to convey the same;.that the party of the second'part shall quietly

improvements thereon erected, situate, lying and being at Peconic in the Town of
Southold, Suffolk County, New York bounded and described as follows:
BEGINNING at a point on the southwesterly line of land now or formerly of
Reichman, which point is situate North 490 02' 50" West, 135.0 feet from a monument
situate at the northerly or northeasterly corner of land conveyed by Harold E. Goldsmith
and Alvah B. Goldsmith to Clarence F. Diller and Milrose J. Diller by deed dated
12/31/54 (now or formerly of Minakyan); and
RUNNING THENCE from said point or place of Beginning along land of the
Grantor and land now or formerly of Stanzoni North 85o 42' West, 295.0 feet to a point
and land now or formerly of North Fork Ventures, Inc.;
THENCE along said last mentioned land the following two courses and distances:
