thence along the southerly side of Middle Road (C.R. 48) the
following -two courses and distances: (1) Along an arc of a curve

203. 73 feet to a monument; (2) North 140 23' 1.3" East 213. 31 feet
to a monument and the point or place of. BEGINNING.
RESERVING to the party of the first part a right-of—way 20 feet

ingress and egress from Middle Road (C.R. 48) to the bridge crossing
the Long Island Railroad to other premises of the party of the first

the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
