at 216 Sherman Street, Lynbrook, New York 11563

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the secgnd part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
Iying and being to the area known as Westview at Mattituck. Town of Southold,
County of Suffolk and State of New York, more particularly bounded
and described as •follows:
BEGINNING at a stake set on the easterly line of Mayflower Road,
200 feet southerly along said line from the southerly line of
Westview Drive said point being the northwesterly corner of land
of Corrigan;
RUNNING THENCE along said easterly line of Mayflower Road, North
11 degrees 17 minutes 20 seconds West, 100 feet;
THENCE along land now or formerly of Bowden, North 78 degrees 42
minutes 40 seconds East, 150 feet;
THENCE along land ;now or formerly of Wisniewski, South 11 degrees
17 minutes 20 seconds East, 100 feet;
THENCE along said land of Corrigan, South 78 degrees 42 minutes
40 seconds West, 150 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the party
of the first part by; deed dated September 24, 1982 ,` and recorded in
the Suffolk County Clerk' s Office on. September 30, 1982 in Liber
9249 cp 283.
The 'above described premises are not encumbered by a credit line
mortgage.

BOO TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
io?o o roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

6 WV HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
