the estate therein, which the party of the first part has or has power to convey or dispose of,whether individ-
ually, or by virtue of said will or otherwise; TO HAVE.AI7D TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the art of the first art covenants that the

RIDER A
ALL that tract or parcel of land, situate near Nassau Point, in the
Town of Southold, County of Suffolk and State of New York, known and
designated as Lot #17 & #18 on a certain Map entitled "Map of Nassau
Farms, situate at Peconic Suffolk County, New York by Otto W. Van
Tuyl, Licensed Surveyors, Green Port, N.Y. " and filed in the Suffolk
County Clerk' s Office on 3/28/1935 as and by the Map #1179 being more
particularly bounded and described according to said Map as follows:
BEGINNING at a point on the easterly side of Pine Tree Road distant
76. 00 feet southerly from the corner formed by the intersection of
the easterly side of Pine Tree Road and the southerly side of Redwood
Road;
RUNNING THENCE along the division line between lots 18 and 19 on said
Map North 85 degrees 09 minutes 50 seconds East 370 feet to the
westerly shore line of Little Creek as shown on said Map;
THENCE southerly along said westerly shore line as shown on said Map
