WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingiDdlAft at North Southold, Town of Southold, County of Suffolk and
State of New York, known as Lot Number 11 on a certain map entitled, "Map of
Chardonnay Woods at Southold" and filed in the Suffolk County Clerk's Office on
Dist. 1000 September 28, 1989 as Map Number 8822 bounded and described as follows:
Sec. 051.00 BEGINNING at a point on the westerly side of Chablis Path at the southerly end of
Blk. 03.00 an arc which connects the southerly side of Burgundy Court with the westerly side
Lot of Chablis Path and from said point of beginning:
003.011 . RUNNING THENCE along the westerly side of Chablis Path South 19 degrees 37 minutes
00 seconds West 154.97 feet;
THENCE northwesterly along the arc of a circle to the left having a radius of
775 feet, a distance of 69.10 feet;
THENCE North 75 degrees 29 minutes 31 seconds West 162.92 feet;
THENCE North 19 degrees 37 minutes 00 seconds East 258.48 feet to the southerly
side of Burgundy Court;
THENCE along the southerly side of Burgundy Court South 70 degrees 23 minutes
00 seconds East 139.19 feet;
THENCE easterly and southerly on an arc bearing to the right having a radius of
20.00 feet and a distance of 31.42 feet to the westerly side of Chablis Path and
the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by Deed dated 5/17/96 and
recorded 5/29/96 in Liber 11775 page 920 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
