BETWEEN DORANN SHEEHAN, AS TO HER FIFTY (50%) PERCENT INTEREST,
residing at 55 Shaun Ridge, Roslyn Harbor, New York 11756, party of the first part, and
DORANN K. SHEEHAN and DENNIS R. SHEEHAN, Co-Trustees of the THE DORANN
K. SHEEHAN RESIDENTIAL TRUST DATED DECEMBER 4, 2012, residing at 55
Shaun Ridge, Roslyn Harbor, New York 11756, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York which is more particularly described in Schedule "A"
annexed hereto.
BEING a fifty percent interest in the same premises heretofore conveyed to DENNIS R.
SHEEHAN AND DORANN SHEEHAN, AS TENANTS IN COMMON, the party of the first
part herein by deed from DENNIS R. SHEEHAN AND DORANN SHEEHAN, HUSBAND
AND WIFE, dated December ,2012 and recorded in the Office of the Clerk of the

SAID PREMISES COMMONLY KNOWN AS 1165 Dean Drive, Cutchogue, New York 11935.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances, and also all the estate and rights of the party of the first part in and to
said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been incumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, at Cutchogue, Coua~ty
of Suffolk and State of New York, which said plot is more particularly bounded and
described as follows:
BEGINNING at a monument in the Northwesterly comer of the premises about to be
herein described, distant t 15.87 feet northerly from the northeasterly terminus of Dean
Drive and the southeasterly corner of Lot #8 as shown on the "Map of Downsview
#5509" to the true point or place of beginning:
RUNNING THENCE from the true point or place of beginning north 76 degrees 35' 30"
east along land now or formerly of Sutter 182.53 feet to a pipe;
RUNNING THENCE South 13 degrees 24' 30" east 185.39 feet;
RUNNING THENCE South 02 degrees 08' 50" west 99.77 feet;
RUNNING '['HENCE South 14 degrees 46' 10" east 114.82 feet to a tine along the
ordinary high water mark of the Great Peconic Bay;
RUNNING THENCE along the said tie tine south 89 degrees 16' 14" west 162.46 feet;

Beach and passing thru three monmnents 360.63 feet to the point or place of
BEGINNING.
