This Property is also known as: 0 Private Road, Fishers Island, Southold, NY 06390
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granled unto the party of the second part, the heirs or successors
and assigns of the party of Ihe second part forever
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants thai the party of
the first part will receive the consideration for this conveyance and will hold the dght to receive such
consideration as a trusl fund to be appfied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
AND the par~y of the first part covenants as foltows: that said party of the f~rst part is seized of the said
premises in fee simple, has good dght to convey the same; that the party of the second part shall quietly
enjoy the said premises; that Ihe said premises are free from incumbrances, except es aforesaid; that the

ALL that certain plot, piece, or parcel of land situate, lying and being in the Town of Southold, County of Suffolk
: and State of New York, being a part of that portion of Fishers Island (which portion is sometimes referred to as
the "Park") lying easterly of the following iine, vis:
BEGINNING at the southeasterly corner of land owned by the United States, known as the Fort H,G. Wright
Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean and
running thence Northerly following the east boundary of the said land of the United States to the southerly line of
East End Road (Sometimes called Oriental Avenue) and which point is the northeasterly corner of land of the
United States;
THENCE crossing the East End Road and following the same course as the last to the shore of West Harbor or
Fishers Island Sound;
Said parcel of land being bounded and described as follows:
BEGINNING at a stone monument set on the northwesterly side of a road forty feet wide, said monument being
twenty-two hundred and ninety-seven and twenty-one hundredths feet South of a point which is sixty-nine
hundred and forty-seven and twelve hundredths feet west of another monument marking the U.S. Coast and
Geodatic Survey Triangulation Station "Chocomount 2" (which said "Chocomount 2" monument is located on the
summit of the highest hill on Fishers Island N.Y. about two and one-quarter miles west of the Eastern end of
Fishers Island and lies South seventy-nine degrees twenty-nine minutes and forty-six seconds East of North
Dumpling Light in Fishers Island Sound);
RUNNING THENCE Southwestwardly along the northwesterly side of said road (and following the arc of a
curve to the right whose radius is five hundred and seventy-six and sixteen-hundredths feet and the direction of
whose radius at that point is North thirty-six degrees thirty-six minutes and fifty-eight seconds West) three
hundred and seventy-seven and seventeen-hundredths feet to a stake;
THENCE along the northerly side of said road, North 89 degrees 8 minutes 30 seconds West seventy-nine and
thirty-one hundredths feet to a stake;
THENCE North 4 degrees 41 minutes West one hundred and sixty-one and seventy-seven hundredths feet Io a
stake;
THENCE North 37 degrees 20 minutes 40 seconds West along the northeasterly side of a thirty foot wide path
eighty-four and seventy-eight hundredths feet to a stake;
THENCE North 45 degrees 40 minutes 56 seconds East two hundred seventy'and sixty-three hundredths feet to a
stake;
THENCE South 44 degrees 47 minutes 40 seconds East one hundred sixteen and four hundredths feet to a stake;
THENCE South 44 degrees 47 minutes 40 seconds East three hundred and thirteen and eighty-two hundredths
feet to the place of BEGINNING.
