certain map entitled, "Map of Terry Waters at Bayview", Town of
Southold, County of Suffolk on 12/28/58 as Map No. 2901, being more
particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of Rambler Road distant
659. 68 feet southwesterly from the southerly end of a curve connecting
the northwesterly side of Rambler Road with the southwesterly side of
Main Bayview Road, said point also being the division line between Lot
No. 32 and Lot No. 33; running thence along the northwesterly side of
Rambler Road on a curve bearing to the right having a radius of 181.76
feet and a length of 137.23 feet to the division line between Lot No.
33 .and Lot No., 34; thence North 28 degrees 39 minutes 00 seconds West
along the division line between Lot No. 33 and Lot No. 34, 153 . 05 feet
to the division line between Lot No. . 33 and Lot No. 46; thence North
38 degrees 06 minutes 30 seconds East along the division line between
Lot No•. 33 and Lot No. 46, 56. 61 feet to the division line first
mentioned; and thence South 55 degrees 02 minutes 40 seconds East
along said division line, 183 .40 feet to the northwesterly side of
Rambler Road, the point or place of BEGINNING.
SAID premises being known as and by the street address 760 Rambler
Road, Bay View, Southold, New York.
PREMISES are the same as those described in Liber 9985, cp 522 to the
grantors herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second
part forever.
AND the party'of the firsf part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been,encumbered in any way whatever,except as aforesaid.
AND the party of the first'part,iri'dornpliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
