paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

lying and being in the Town of Southold, at Peconic, County of Suffolk and State of
New York, more ),articularly bounded and described as follows:
BEGINNING at a point on the westerly line of Peconic Lane at the Northeast corner
of land now or formerly of Grathwohl and the Southeast corner of land of the ,,arty
of the first part; and from said p=oint of beginning running along said land now or
formerly of Grathwohl, South 56 degrees 19 minutes 30 seconds .West 130.87 feet to
land now or formerly of Howell;

THENCE through said land of the party of the first part, North 55 degrees 26 minutes

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed from BRIAN MOZER and IRENE HOLMES, his wife, dated January 23, 1992, and
recorded in the Suffolk County Clerk's Office on February 27, 1992, in Liber 11424
