BEING AND INTENDED TO BE THE same premises conveyed to the party of the first part by
deed dated October 15, 1990, recorded in Liber 11210 Page 027 in the Office of the Clerk of the
County of Suffolk.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the
first pan in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second pan, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the patty of thc first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of thc same for any other purpose.
AND the party of the tirol part covenants as follows: that said party of the fwst pan is seized of the said premises in fee simple, and
has good right to convey the same; that the party of the second part shall quietly enjoy the said premises; that the said premises are
free from incumbrances, except as aforesaid: that the party of the f~t part will execute or procure any further necessary assurance
of the title to said premises; and that said party of the fu'st pan will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requkes.

Parcel I
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at
Indian Neck, near Peconic, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows: BEGINNING at
a point on the southerly line of land conveyed by Mary Lee Wiles to
Frank W. Fanning and Alicia V. Fanning, his wife, and Richard P.
Vail and Ruth H. Vail, his wife, by deed dated October 15, 1925,
and recorded October 24, 1925, in Suffolk County Clerk's Office in
Liber 1153 of deeds at page 103, which said point is 200 feet
easterly of a monument set in the southeast corner of land now or
formerly of William C. Salmon when measured at right angles to the
easterly boundary line of the land now or formerly of William C.
Salmon; RUNNING THENCE northerly parallel with the easterly
boundary line of said land now or formerly of William C. Salmon and
200 feet distant therefrom at all points, a distance of 300 feet
more or less to the high water mark of Richmond Creek; RUNNING
THENCE easterly along said high water mark of Richmond Creek to a
point distant 75 feet easterly from the first course hereof when
measured at right angles thereto; RUNNING THENCE southerly parallel
with the first course and 75 feet distant therefrom at all points
at a distance of 300 feet more or less to the northerly side of
land now or formerly of Mary Lee Wiles; RUNNING THENCE westerly

Neck Road at the southwesterly corner of land of Lillian S. Redden
and the southeasterly corner of land of Hyndman; from said point of
beginning running along said land of Hyndman, North 3° 48' 30" East
a distance of 348.62 feet to a monument on the southerly line of a
20 foot right of way; THENCE along said southerly line North 81°
10' 00" East a distance of 15.37 feet; THENCE along said land of
Lillian S. Redden on a line parallel to and 15.00 feet easterly
from the easterly boundary of said land of Hyndman, South 3° 48'
30" West a distance of 346.71 feet to said northerly line of Indian
Neck Road; THENCE along said northerly line of Indian Neck Road,
South 74° 27' 20" West a distance of 15.90 feet to the point or
