WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the patty of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the northerly side of North Sea Drive distant 2,075 feet
eastwardly from the corner formed by the intersection of said northerly side of
North Sea Drive with the easterly side of Kenney's Road;
RUNNING THENCE North 50 degrees 36 minutes 00 seconds West 199 feet more or less
(deed) . 181 feet more or less (actual as of 4/19/94) , to the mean highwater line of
Long island Sound;
RUNNING THENCE eastwardly along said mean highwater line of Long Island Sound 100 feet;
THENCE South 50 degrees 36 minutes 00 seconds East 200 feet more or less (deed)
182 feet more or less (actual as of 4/19/94) , to the northerly side of North Sea Drive;
RUNNING THENCE South 39 degrees 24 minutes 00 seconds West along said northerly side
of North Sea Drive 100 feet to the point or place of BEGINNING.
Premises are known as and by 1995 North Sea Drive, Southold, New York 11971
Premises are the same as those mentioned in deed dated May 3, 1994 and recorded
May 16, 1994 in L. 11677, P. 360 to grantors herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the patty of the fust pact, m compliance with Section 13 of the Lien Lad, hereby. `ov na.ts that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenevewthe sense of this indenture rso requires.
