TOGETHER with the appurtenances and all the estate and rights of the party of the first part jn and to

successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything

of the first part will receive the consideration for this conveyance and will hold the right to receive such

ALL that certain' plot, piece or parcel of land, situate, lying and being at near the Village of Southold, in the Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at the northwesterly coruer of the premises herein described on the easterly line of Lot No. 46, as shown on
a certain map entitled, 'Map &Goose Bay Estates at Southo[d, Long Island" filed in the Suffolk County Clerk's Office on
November 13, 1934, as Map No. 1176, and which point lies 10 feet southerly from the northeasterly comer of said Lot
No. 46, measured along the easterly line &said Lot No.46 on a course running South 17 degrees 34 minutes 30 seconds
West and being the center line of said Lot No. 46;
Running Thence in a general easterly direction along lands now or formerly of Nelson and on the extension of the center
line of said Lot No.46, South 72 degrees 25 minutes 30 seconds East, 150 feet to the westerly line of a c~rtain 30 foot
private right of way;
Ruhning Thence along the westerly side of sa'id private right of way South 17 de~rees 34 minutes 30 seconds West a
