being married to each other, residing at

party of the first part, and

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Pine Neck, Town of Southold, Suffolk County, New York, designated as Lot 10 on Map
of Southwood, made by Otto Van Tuyl & Son, L.S., and filed in the Suffolk County Clerk's Office on
November 24® 1953 as Map No. 2141.
TOGETHER with a described parcel of land adjoining said Lot 10 on the southwest, which lot and
described parcel when taken together are bounded and described as follows:
BEGINNING at a point on the westerly side of Parkway at the point where the division line of lots 9 and 10
as shown on said map intersects said westerly side of Parkway;
RUNNING THENCE along the westerly side of Parkway South 0 degrees 20 minutes 00 seconds East
86.22 feet to a point;
RUNNING THENCE still aIong the westerly side of Parkway southerly on a curve having a radius of
127.28 feet and an arc equal to 14.65 feet;
THENCE South 39 degrees 30 minutes 00 seconds West 185 feet, more or less, to the ordinary high water
mark of Goose Creek Basin;
THENCE northerly, westerly and southerly along the aforesaid ordinary high water mark of Goose Creek
Basin 95 feet, more or less, to land of Charles Gagen;
THENCE along said land North 2 degrees 01 minute 50 seconds West 228 feet more or less to the southerly
side of lot 9;
THENCE along the southerly line of lot 9 North 89 degrees 40 minutes 00 seconds East 182.70 feet to the
westerly side of Parkway to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises described in the deed of the party of the first part
herein by deed dated February 18, 2010, recorded in the Suffolk County Clerk's Office on February 23,
2010, in Liber 12617, Page 141.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances, and also all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
