VASILIOS FRANGOS, residing at 30-31 152nd Street, Flushing, New York, 11354
party of the second part,
WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament and in consideration of THREE HUNDRED SEVENTY FIVE THOUSAND
($375,000) dollars, paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at
SEE SCHEDULE 'A' ANNEXED HERETO
THE PREMISES HEREIN DESCRIBED ARE intended to be the same premises conveyed to, both
now deceased, by deed dated March 7, 1976 which deed was recorded in the Office of the Clerk of the
County of Suffolk in Liber 8007 at page 73 and by deed dated May 27, 1967 which deed was recorded
in the Office of the Clerk of the County of Suffolk in Liber 6160 page 379.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death in said
premises, and also the estate therein, which the party of the first part has or has power to convey or dispose
of, whether individual, or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being.at Arshamomaque, near Greenport, in
the Town of Southhold, County of Suffolk and State of New York, bounded and
described as foltows:
BEGINNING at a point on the Northerly side of Middle Road (North Road) or at
the Southwesterly part of the premises about to be conveyed, said point being
distant 57 feet in an Easterly direction from the Southwesterly corner marked by
a cement monument to the premises now or formerly of Cummings;
RUNNING THENCE North 13 degrees 56 minutes 40 seconds West, 91 feet
along the East line of land now or formerly of said Cummings to the ordinary high
water mark of Long Island Sound;
THENCE in an Easterly direction, along said ordinary high water mark of Long
Island Sound, North 79 degrees 29 minutes 20 seconds East, a distance of
50.09 feet to lands now or formerly of Corwin;
THENCE South 13 degrees 56 minutes 40 seconds East, 88 feet along said
lands now of Corwin, to a point on the Northerly line of the said Middle Road;
THENCE South 76 degrees 03 minutes 20 seconds West, along said Northerly
line of said Middle Road, a distance of 50 feet to the point or place of
BEGINNING.
All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Arshamomaque, Town of Southhold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at an iron pipe on the Northerly line of Middle Road at the
Southeasterly corner of land of the party of the first part and the Southwesterly
corner of land of the party of the second part; from said point of beginning;
RUNNING THENCE though said land of the party of the first part, North 14
degrees 50 seconds West- 86 feet, more or less to the ordinary high. water mark
of Long Island Sound;
