THIS INDENTURE, made as of the 21st dayof November, 2012

party of the first part, and
LINDA TIVERS

party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at East Marion, Town of Southold, County of Suffolk and State of New York.
SEE SCHEDULE 'A' ATTACHED HERETO AND MADE A PART HEREOF
Being and intended to be the same premises conveyed to the party of the first part by deed dated
08/17/2005 and recorded on 09/15/2005 in Liber 12409, CP 596.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first par~ in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever: except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

All that certain plot, piece or parcel of land, situate, lying and being at East
Marion, Town of Southold, County of Suffolk and State of New York, known as
Lot No. 66, on a certain map entitled, "Map of Marion Manor, situated at East
Marion, New York, surveyed November 25,. 1952 by Otto W. Van Tuyl and Son,
L.S., Greenport, N.Y., owned and developed by Peter Blank and Son, East
Williston, New York", and filed in the Office of the Clerk of the County of Suffolk
on March 18, 1953, as Map No. 2038, being more particularly bounded and
described as follows:
BEGINNING at a point on the easterly side of East Gillette Drive, distant 170.35
feet from the corner formed by the intersection of the southerly side of Manor
Road and the easterly side of East Gillette Drive;
RUNNING THENCE North 63 degrees 23 minutes 30 Seconds East, 108.13 feet;
THENCE along the land now or formerly of Gardiners Bay.Company, Inc., the
following (2) courses and distances:
1) South 26 degree's 33 minutes 40 seconds East, 74.37 feet;
2) Sbuth 25 idegrees 41 minutes 00 seconds East, 35.63 feet;
THENCE South 63 degrees 23 minutes 30 seconds West, 107.49 feet to the
easterly side of East Gillette Drive;
THENCE North 26 degrees 36 minutes 30'seconds West along the easterly side
of East Gillette Drive', 110.00 feet to the point or place of BEGINNING.
Said premises being known as 195 East Gillette Drive, East Marion, N:Y.
The policy to.be issued under this report will insure title to such buildings and
'improvements erected on the premises which by law constitute real property.
