WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars, lawful money of
the Un/ted States paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Orient, in the Town of Southold, County of Suffolk State of New York, known
and designated as lot no. 6 as shown on Map of"Petty's Bight", made by Van Tuyl and Son, Licensed Land
Surveyors, Grcenport, NY dated 4/6/71 revised 6/28/72 owned and developed by Irving and George
Newman, filed in the Office of the Clerk of the County of Suffolk State of New York on 1/26/73 as map no.
5859, bounded and described as follows:
BEGINNING at a point on the northerly side of Petty's Drive at the southeast comer of the premises to be
described;
RUNNING THENCE along the northerly side of Petty's Drive I%rth 67 degrees 43 minutes West 187.0
feet;
THENCE North 7 degrees 4 minutes 10 seconds East 311.17 feet;
THENCE South 48 degrees 41 minutes 50 seconds East 125.0 feet;
THENCE South 7 degrees 49 minutes 20 seconds East 300.0 feet to the northerly side of Petty's Drive at
the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated April 13, 2009 recorded in the Office of the Clerk of the. County of Suffolk on April 23, 2009 in
Liber 12586 at page 407.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to ~y streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
