THIS INDENTURE,made the 12th day of September nineteen hundred and ninety-seven
BETWEEN, EDWARD J. MICHAELIS and PAMELA MICHAELIS, his wife, both
residing at 78-15 Main Bayview Road, Southold, New York 11971
party of the first part,and DIANE CATALDO, residing at 46-15 West Phalia Road, Mattituck,
New York 11952

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party
of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot,piece of land,with the buildings and improvements thereon erected,situate,lying and being
in the Town of Southold, County of Suffolk and State of New York, being more
particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Main Bayview Road, distant 210.54 feet
easterly from the corner formed by the intersection of the said northerly side of Main
Bayview Road with the easterly side of Cedar Lane;
Running thence north 23 degrees 28 minutes 40 seconds east, a distance of 147.20
feet; Thence south 65 degrees 39 minutes 20 seconds east, 98.06 feet; Thence south
25 degrees 05 minutes 30 seconds west, a distance of 35.52 feet, to a point; Thence
continuing south 25 degrees 31 minutes 50 seconds west, a distance of 114.37 feet to
a point on the northerly side of Main Bayview Road; Thence along the said northerly
side of Main Bayview Road, north 63 degrees 59 minutes 30 seconds west, a distance
of 93.0 feet.
BEING and intended to be the same premises conveyed to the parties of the first part
herein by deed from 1. Gilbert P. Michaelis, dated 6/9/81 and recorded 7/13/81 in Liber
9033 cp 101. and 2. Madeline Marie Michaelis, by deed dated 9/23/91 and recorded
10/3/91 in Liber 11350 cp 96.

TOGETHER with all right,title,and Interest,if anyy of the partrtyy of the first part in and to any streets and roads abutting the avove
described promises to the center lines thereof;76G ER with the appurtenances and all the estate and rights of the party of
the first party of the first part in and to said premises; TO HAVE AND TO HOLD the promises herein granted unto the party
of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid AND the party of the first part,in compliance with
Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the Improvement and
apply the same first to the payment of the cost of the Improvement before using any part of the total of the same for any other
purpose. The word"party"shall be construed as If 4 read"parties"whenever the sense of this Indenture so requires.
