THIS INDENTURE, made the 9 t day of June nineteen hundred and ninety seven
BETWEEN LARS TORKELSEN and ASTRI TORKELSEN, his wife, residing at
1130 Glenn Road, Southold, New York 11971 and
TORKJELL TORKELSEN and JOAN R. TORKELSEN, his wife,
residing at 790 Clipper Drive, Southold, New York 11971

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs of
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situare,
lying and being in the Town of Southold, County of Suffolk, State of New York, known and
designated as Lot No. 17 on a certain map entitled "Map of West Creek Estates at Southold,
Suffolk County, New York” owned and developed by Earnest and Harold Wilsberg, Mattituck,
New York, area 32.2 acres Otto W. Van Tuyl & Sons, Licensed Land Surveyor, filed in the
Office of the Suffolk County Clerk's Office on August 19, 1963 as map #3848, being more
particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Glenn Road, which point is the most northerly
end of the division line between lot #17 and lot #18 as described in the above mentioned filed

' p-jg.oD RUNNING THENCE along the last mentioned division line south 2 degrees 30 minutes east
distant 228.0 feet;

p33. bEP THENCE north 80 degrees 12 minutes west distant 97.69 feet;
THENCE along the division line between lot #17 and lot #18, north 2 degrees 30 minutes west
distant 233.0 feet to a point on the southerly side of Glenn Road;
THENCE easterly along said southerly side of Glenn Road south 75 degrees 08 minutes 30
seconds east distant 100.0 feet and back to the point or place of BEGINNING.
BEING and intended to be the same premises conveyed in Liber 11800, page 509.
TOGETHER with all right, tide and interest, if any, of the parry of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
put will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
