BEING AND INTENDED TO BE the same premises as conveyed by deed from
Rev. John A. McGuire and Rev. Michael J. McGuire, dated 10/6/78 and
recorded in the Office of the Suffolk County Clerk on 10/19/78 in Liber 8516 cp 576
Upon the death of the grantors, or the survivor thereof, all of
their right, title and interest in and to the premises shall be
distributed in !uch manner, whether in trust or otherwise, and in
such amounts or proportions as the grantors, or the survivor thereof,
may provide from time to time by the execution of a later deed to
appoint to any one or more of such members of a class consisting
of their children. In the absence of the exercise of this special
power of appointment, said premises shall be conveyed by this deed,
upon the death of the grantors, or the survivor thereof, to The

abutting the above described premises to the center lines thereof: TOGETHER with the appurtenances and all

herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other pur�ose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires'.

being at Bay View, near Southold, in the Town of Southold, County
of Suffolk and State of new York, bounded ind described as follows :
BEGINNING at a point on the northwesterly line of a 50 feet
private road, hereinafter described, 230 .0 feet southwesterly along
said northwesterly line from its intersection with the
southwesterly line of Bay View Road; and
RUNNING THENCE along said northwesterly line of said private
