CONDOMINIUM, a partnership existing under the laws of the State of New 11016, having a place
of business at c/o NORMAN S. ABRAMS, ESQ., 44 Green Street, Huntingtoh New York, party
of the first part, and STEVEN EHRLICH, residing at 60 East 42nd Street, A.p} 1166, New York,
New York.
WITNESSETH:
That the party of the first part, in consideration of Ten Dollars ($10.00I&Wful money of the
United States; and other good and valuable consideration, paid by the party of�second part, does
a hereby grant and release unto the party of the second part, their heirs or succes - ')h+) assigns of the
party of the second part forever.
ALL that certain unit of real property, situate, lying and being in Southold, ovin of Southold,

Fork Beach Condominium" filed in the Suffolk County Clerk's Office on July 12, 1985 as Map No.
119 and "Amended Map of North Fork Beach Condominium filed Decemberh 1, 1985, as Map No.
119 " together with an undivided 2.37% interest as tenant in common in the common elements of
the Condominium described in the Declaration of Condominium entitl(m, "North Fork Beach
Condominium" recorded in the Suffolk County Clerk's Office in Liber ltTA .p 142. The premises
on which said condominium has been created is situate, lying and being in . Town of Southold,
County of Suffolk and State of New York, being bounded and described a: ollows:
BEGINNING at the corner formed by the intersection of the Southerly side of Sound View Avenue,
with the Northwesterly side of North Road C.R. 27;
RUNNING thence from said point or place of beginning along the Northwesterly side of Sound Road
C.R. 27, South 40 degrees 20 minutes 00 seconds West 333.15 feet to land now or formerly of
Larsen;
RUNNING thence along said land and along lands now or formerly of Czech, Kempner and Main,
North 16 degrees 15 minutes 00 seconds West 351.87 feet to the Southerly side of Sound View
Avenue;
RUNNING thence along the Southerly side of Sound View Avenue the following 2 courses and
distances:
1) North 85 degrees 33 minutes 10 seconds East 44.68 feet;

of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
