BEGINNING at a point on the northerly line of land heretofore conveyed by Frances K.
Cooper to Franklin T. MOuntain and wife by deed dated September 16, 1957 and recorded
9/18/57 in liber 4362 cp 47, (which point is the southeasterly corner of the premises

BLACK:
LO : RUNNING thence in a westerly direction along said land of Mountain (and along the
center line of a 20 foot right of way hereinafter mentioned) South 82 degrees 29
minutes 10 seconds west a distance of 110.0 feet;
RUNNING THENCE North 9 degrees 10 minutes 40 seconds west a distance of 240 feet,
more or less, to ordinary high water mark of Jockey Creek;
RUNNING THENCE in a general easterly direction along ordinary highwater mark of
Jockey Creek a distance of 110 feet tothe westerly line of said 20 foot right of way;
RUNNING THENCE along the westerly line of said 20 foot right of way South 9 degrees
10 minutes 40 seconds east a distance of 254.88 feet, more or less, to the point or
place of BEGINNING.
SUBJECT, however, to the rights of way heretofore granted.
TOGETHER with the right to the use (in common with others) of a 20 foot right of way
the center line of which right of way extends along the southerly line of the premises
and which right of way continues in an easterly direction a distance of 40 feet to the
easterly line thereof and then extends southerly a distance of 195.08 feet to Pine
Neck Road for the purpose of ingress and egress to and from the premises and Pine
Neck Road.
The grantor herein is the sole beneficiary under the Last Will and Testament of
Constance C. Becker who died a resident of Suffolk County on June 15, 1982.
