Commencement:
· The meetin9 began at 7:05 p.m. with six LPC members present.
Adoption of Meeting Minutes:
· Acceptance of LPC meetin9 minutes from October '16, 20'12, November '13, 20'12 and November 27,
20'12
MOTION made by Maureen Cullinane, seconded by Allan Connell, to accept the '10/'16/20'12 LPC
meetin9 minutes.
Motion carried: 5/0/'1 (Sam McCullough abstained as he was not present at '10/'16/'12 LPC meeting.)
MOTION made by Sam McCullough, seconded by Eric Keil, to accept the '1 '1/'13/20'12 LPC meetin9
minutes as amended.

Land Preservation Applications and Inquiries:
· SCTM #1000-106-9-2.3 (COOPER AgPDD)
Applicants - Doug Cooper and Don Cooper (7:00 p.m. appointment)
Applicants Doug Cooper and Don Cooper in attendance. Proposed Code and Easement language
reviewed. Main concerns of landowners included:
Removing all requirements for future Land Preservation Committee review. Recommended
notification procedure instead.
Adding language to Easement which would state that landowner to retain all agricultural
rights and protection from NYS Department of Agriculture & Markets regardless of Easement
language.
Melissa to compile all comments for LPC review at next meeting.
SCTM #1000-55-1-9 (NEW SUFFOLK LAND COMPANY IV, LLC)
Review of new PDR application
Melissa Spiro and Stephen Searl (PLT) gave overview of PDR application. Peconic Land Trust may
become contract vendee. Discussed 2-acre reserve area in northwest corner and also potential for a
"floating" 2-acre reserve area instead along Horton Lane on south side of property. LPC not
committed to "floating" reserve area, but agreed to ask appraiser for this scenario for discussion
purposes.
MOTION made by Sam McCullough, seconded by Eric Keil, to direct Melissa Spiro, as Land
Preservation Coordinator, to commission an appraisal of property owned by New Suffolk Land
Company IV, LLC (SCTM #1000-55.-1-9) with several different scenario valuations: a) with typical 2-
acre reserve area; b) with "floating" reserve area; and also c) with 20% lot coverage and 10% lot
coverage should LPC decide to restrict structure coverage for scenic purposes.
