This revised site plan is for the proposed construction of a 70' monopole wireless facility
having internally mounted antennas at 67' and 57' for New Cingular Wireless along with
related base equipment on a 400 s.f. area. The site includes an existing restaurant and
boat marina on 4.7 acres in the M-II Zoning District, Orient.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront Revitalization
Program (LWRP) Policy Standards. Based upon the information provided on the LWRP
Consistency Assessment Form submitted to this department, the proposed action is
CONSISTENT with the LWRP, provided that the below recommendations are required
in the site plan approval.
3.1 Enhance visual quality and protect scenic resources throughout the Town of
Southold
The proposed action is visible from SR 25; a New York Scenic Byway and
Orient State Park. To further this policy it is recommended that the
Planning Board maximize the veqetative screeninq of the equipment
cabinet and monopole throuqh the plantin.q of additional and larqer
evergreen trees.
Currently 14' eastern red cedars spaced 7' on center are proposed to the
west of the compound. Additional large trees shou d be planted to the
north of the compound.
The increased in heiqht of the trees west of the compound should be
assessed to the 7.1' width from the property line to the compound fence.
d. Further it is recommended that the timin.q of plantin.q of the trees is
specified to avoid logistical problems durinq build Out
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.
