Box 1179 Southold, NY 11971 Telephone: 631 765-1938 Fax: 631 765-3136 LOCAL WATERFRONT REVITALIZATION PROGRAM TOWN OF SOUTHOLD MEMORANDUM To: Don Wilcenski, Chair Town of Southold Planning Board From: Mark Terry, Principal Planner LWRP Coordinator Date: July5, 2012 Re: Proposed Standard Subdivision of David Verity SCTM# 1000- 78.-3-26 Zoning District: R-40 This proposal is a Standard Subdivision of a 1.32 acre parcel into two lots where Lot 1 = 0.60 acres (26,340 s.f.) and Lot 2 = 0.71 acres (31,057 s.f.) in the R-40 Zoning District. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based .upon the information provided on the LWRP Consistency Assessment Form submitted to this department, the proposed action is CONSISTENT with the LWRP, provided that the below recommendations are required in the subdivision approval. The New York Department of State GIS- Public Access map was referenced for occurrence of archeo-sensitive areas on site. The area is included NOT identified as an archeo-sensitive site and therefore no action is recommended. Policy 3. Enhance visual quality and protect scenic resources throughout the Town of Southold. Preserve existing vegetation and establish new indigenous vegetation to enhance scenic quality: Restore historic or important designed landscapes to preserve intended or designed aesthetic values. The parcels are wooded in the rear. Clearing limits require that 50 percent of plot 1 and 40 percent of plot 2 remain wooded, therefore the woodland will be retained. Additionally the lots are both improved and landscaped. It is therefore recommended that the Board waive street trees pursuant to (§ 16t-44. Street trees.)
