ROBERT & SUSAN GATEHOUSE request a Wetland Permit to replace the existing +/-148'
lower storm damaged bulkhead and construct it 18" higher than original to match height of
neighbors with a +/-12' return using vinyl sheathing; replace the existing +/-148' upper storm
damaged retaining wall and construct it 12" higher than original to match height of neighbors
with a +/-15' return using vinyl sheathing; construct new +/-180sq.ft. of decking destroyed by
the storm; construct upper and lower beach stairs destroyed by the storm; fill with
approximately 500 cubic yards of clean fill and restore a 10' wide non-turf buffer between the
bulkhead and the retaining wall; replant with native seagrass. Located: 2870 Peconic Bay
Boulevard, Laurel. SCTM# 128-6-11
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment
Form submitted to this department, as well as the records available to me, it is my
recommendation that the proposed action is CONSISTENT with the Policy Standards and
therefore is CONSISTENT with the LWRP.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in
preparing its written determination regarding the consistency of the proposed action.

INSTRUCTIONS
All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfi:ont Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
Before answering the questions in Section C, the preparer of this form should review the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Program. A proposed action will be evaluated, as to its significant
beneficial and adverse effects upon the coastal area (which includes all of Southold Town).

Robert & Susan Gatehouse request wetland permit to:
Remove 148 feet of lower bulkhead, 148 ft. of upper retaining
wall and 180 sq. ft. of decking destroyed in Hurricane Sandy.
Construct new vinyl bulkhead with 12 ~ return, new vinyl
retaining wall with 15 ft. return. Top of lower bulkhead to be
18" higher than previous bulkhead, top of retaining wall to be
12" higher than previous retaining wall to match height of
neighbors bulkhead. Construct new pine decking in place.
Construct upper and lower beach stairs destroyed in Hurricane
Sandy.
Fill with approximately 500 cu. yd. of clean fill. Restore 10 ~
non-turf buffer between bulkhead and retaining wall. Replant
with native seagrass.
