L {additionM sheets maF be used with preparer's sig, atnre): ARE,'I k'ARIANCE REASONS: (1) Au undesirable change will not be produced iu the CHARACTER of the n~ighborhood or a detriment to nearby properties if granted, because: The proposed additions and alterations are within the existing foot print. The house has been in its current location since pdor to the zoning code. Neighboring homes have similar setbacks to the water. (2) The benefit sought by the applicant CANNOT be achieved by some method feasible for the applicant to pursue, other than an area variance, because: The house is located within 75 feet of the bulkhead, any additions to the waterside of the dwelling would require a variance. The proposed addition is a small second story addition above the porch. (3) The amount of relief requested is not substantial because: The required setback is 75 feet, the dwelling is located approximately 69 feet from the bulkhead and the addition will maintain the same setback. It is an 8% variance relief request. (4) The variance will NOT have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district because: The dwelling setbacks will remain the same.
