a resident of Fairfield County, Connecticut on April 11, 2005, residing at 111 Adams Street,
Lexington, Massachusetts 02420, party of the first part, and
JANE M. MCLAUGHLIN, residing at 32 Strickland Place, Manhasset, New York 11030,
party of the second part,
WlTNESSETH, that the party of the first part, in consideration of-T-ei-, a~-,~.~-Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, situate lying and being at Mattituck, in the Town of
Southold, County of Suffolk and State of New York, known and designated as part of Lot 28, Lot
29 and part of Lot 30 on a certain map entitled, "Map of Property of Leda Bartley" filed in the
Office of the Clerk of the County of Suffolk on July 27, 1922 as Map No. 770, said lot and part of
lots when taken together bounded and described as follows:
BEGINNING at a concrete monument on the easterly line of "Old Salt Road" and the
northwesterly corner of Lot 14, as shown on a certain map entitled, "Map of Salt Lake Village"
filed in the Suffolk County Clerk's Office as Map No. 1310, said point of beginning being the
southwesterly corner of premises conveyed herein;
RUNNING THENCE along said easterly line of "Old Salt Road" three courses and distances: 1) North 10 degrees 55 minutes West, 60.53 feet to an iron pipe;
2) Northerly on a curve to the left having a radius of 70.00 feet, a distance along said curve of
43.98 feet;
3) Northeasterly on a curve to the right having a radius of 12.0 feet, a distance along said
curve of 24.69 feet to a point on the southerly line of Rochelle Place;
THENCE along the southerly line of Rochelle Place, North 70 degrees 56 minutes East, 86.20 '
feet to a concrete monument;
THENCE along other land of C.B.S. Mart, South 21 degrees 47 minutes East, 120.34 feet to a
concrete monument set on the northerly line of said Lot No. 14, shown on said "Map of Salt Lake
Village";
THENCE along said northerly line of said Lot No. 14, South 70 degrees 59 minutes West, 103.70
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Roger D. Potdevin and
Jacqueline A. Potdevin by deed dated 8/29/02, recorded 9/14/02 in Liber 12208 page 802 in the
Suffolk County Clerk's Office, the grantor herein being the surviving tenant by the entirety of the
same party as the grantee in deed recorded in Liber 12208 page 802.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
