or pm'eel of land, together with buildings and improvements thereon and in and to certain rights
of way and easements, ail of which are located in the Village of Mattituck, Town of Southold,
County of Suffolk and State of New York, l~mwn and designated as Lots Nos. 14 and 15 on
"Map of Property ofLida E. Bartley, at Mattituck, L.I., N.Y., which said map was filed in the
Office of the Cler.k of the County of Suffolk on the 27'~ day 6f July, 1922 under Map mtmber
770.
To hold th~ above granted premises unto the party of the second part and his assigns for
and during the natTural life of the party of the second part.

And the Grantors and Grantee further agree to establish a si~ing fund, funded equally by
each of the respec, iive Grantors and Grantee so that each will contribute 20% of the amount to be
maintained in such fund from time to time as agreed upon by the parties to be used to pay the
cost of all capital repairs to the premises. It is agreed that Grantee shall manage such fund and
shall have lhe power to draw on such fired to make said capital repairs. "Capital Repairs" as
distinguished fi-om "Ordinary Repairs" shall include replacement of roof, heating unit, electrical
box, cesspools, pipes, conduits, wire, plumbing fixtures and the like.
BEING AND INTENDED TO BE same premises conveyed to the party of the ilrst part
by deed dated Mai'ch 18, 1965, recorded April 15, 1965 in Liber 5729, page 494, in tl~e office of
the Clerk of the County of Suffolk.
